What approvals do I need? - Dependant Persons Unit (Granny Flat)

Description A movable building on the same lot as an existing dwelling and used to provide accommodation for a person dependent on a resident of the existing dwelling.
Do I need approval?

Planning

Dependant Persons Unit does not require a planning permit in all Residential zones. Planning approval may be required for a Dependant Persons Unit in all other zones.

Please note: where applicable a planning approval should be obtained prior to submitting a building permit.

Building
A building permit is required prior to the construction of a Dependant Persons Unit. Contact a Private Building Surveyor.

What do I need to submit?

Planning

Completed Planning Application Form and checklist

Relevant fees (refer to the Planning Fee Schedule )

  • A current copy of title for the land, no more than 60 days old
  • 3 x copy of site plan - drawn to scale at not less than 1:200 (showing setbacks to the front, side and rear boundaries) at least one copy to be A3 or smaller. Check out our Siting and Design Guide
  • 3 x copy of floor plan - drawn to scale of 1:100 or 1:200 at least one copy to be A3 or smaller
  • 3 x copy of elevations - drawn to scale of 1:100 or 1:200, showing the height to eaves and height to roof pitch (engineering drawings DO NOT constitute an elevation) at least one copy to be A3 or smaller

Waste water

A waste water permit will be required if the Dependant Persons Unit is on land not connected to sewage and/or if you need to alter the existing tank to cater for the Dependant Persons Unit.

Completed Permit to install/or Alter a Septic Tank Application Form and checklist

Relevant fees (refer to the Waste water Fee Schedule )

  • 1 x copy of site plan - drawn to scale at not less than 1:200 (showing setbacks to the front, side and rear boundaries)
  • 1 x copy of floor plan - drawn to scale of 1:100 or 1:200
