Council is considering options for how land on the northern side of Bena Road (lots between 8A and 62 Bena Road, Korumburra) could potentially be subdivided and is seeking feedback from local residents.
Land lots in Bena Road are unique as they are very long but also quite narrow. They have potential for future subdivision, but without a coordinated plan as to how this could occur, there is a risk of ad hoc development that could compromise the character of the area. The lots are zoned General Residential and, under the South Gippsland Planning Scheme, may currently be subdivided for residential development without a specified minimum lot size.
To address this, Council has prepared a plan illustrating how coordinated development could take place along Bena Road over the next 20 to 30 years. The plan aims to optimise the potential for subdividing the land into lots ranging from 500 to 700 square metres, while also providing a road network that supports safe vehicle and pedestrian access. It also considers appropriate stormwater flow paths and drainage solutions and seeks to minimise impacts on existing sewerage infrastructure crossing the area. The draft plan details the creation of 112 lots.
